CRESCO RESEARCH
The law that allows it does not mention Americans anywhere. It mentions areas. This hub gathers every guide we have published for US buyers and says in one line what each one answers.
The Dubai law that lets an American own a home there does not mention Americans. It does not mention any nationality at all. That single fact removes most of what gets argued about online.
Article 4 of Dubai Law No. (7) of 2006 restricts property ownership to UAE nationals, nationals of the Gulf Cooperation Council states, companies wholly owned by them and public joint stock companies. It then carves out an exception. Subject to the approval of the Ruler, the law provides that "non-UAE nationals may, in certain areas determined by the Ruler" be granted freehold ownership without time limit, or a usufruct or lease of up to ninety nine years.
There is no American clause. No reciprocity test. No residency condition. No minimum stay. The variable is the area, not the passport. Everything else on this page follows from that.

The rest of this page is the library. Each link below is a page we have published, with one line on the question it answers. Nothing here restates a figure from another page, because each of those pages carries its own month, its own basis and its own source.
The ownership question, the paperwork and whether you have to be there.
Purchase costs, running costs and the US tax that follows you home.
Getting the funds across and whether a US citizen can finance it.
Checking the other side of the table before any money moves.
Every price page converts at the peg of 3.6725 dirhams to the dollar.
The questions people ask once the numbers stop being the problem.
This page publishes no figures of its own, and that is deliberate. A hub that restates numbers from the pages it links to is how two pages on one site end up disagreeing. Every number in this cluster lives on exactly one page, next to the month it came from and the filter that produced it.
The legal rule. Dubai Law No. (7) of 2006 Concerning Real Property Registration in the Emirate of Dubai, issued 13 March 2006, Article 4, read from the Dubai Legislation Portal on 22 October 2026. The portal states that the Arabic text prevails where the two versions differ.
What the law does not settle. Article 4 grants the right in designated areas. It does not list the areas, which are set separately and do change. It also says nothing about financing, about inheritance or about the tax treatment in your own country. Those sit on the pages above.
The site standard for prices. Unless a page states otherwise, Cresco price pages read the Dubai Land Department sales register, take residential usage and unit property type, and remove sales below AED 500 per square foot as non market. Dirhams convert at the peg of 3.6725. Square metres convert at 10.7639 square feet. Where a page needs a narrower filter it says so in its own method section.
General information, not advice. Nothing here is legal or tax advice. US tax treatment of foreign property is specific to your circumstances and you should put it to a CPA or an attorney before you act.
