US Investor Briefing: Dubai property, from entry to exit

A free, live online session from our Los Angeles office for Americans thinking about Dubai property. The questions to answer before you buy, so you know who buys it from you when you sell.

The short answer

The US Investor Briefing is a free, live online session from Cresco Real Estate's Los Angeles office for Americans thinking about Dubai property. In about 30 minutes we work through the questions to answer before you buy: why you are buying, what entry price makes sense, how long you will hold, and what happens if your plans change. Then we show you how to check a developer, where resale demand comes from, and why your exit should decide what you buy.

Start with the question most buyers skip

Who will buy it from you when you want to sell?

Every property is easy to buy on launch day. The harder question is who your buyer will be in three, five or ten years, and what they will be comparing your unit with. Most buyers plan the purchase. Very few plan the exit. The briefing works backwards from that one question.

What we cover

Four questions about you

Question 1

Why are you buying?

Rental income, capital growth, residency or your own use. Each one points to a different property.

Question 2

What entry price makes sense?

How to price against registered resales, not the brochure, and the costs you pay on day one.

Question 3

How long will you hold?

What has to be true for a short, medium or long hold to work, and the risk in each.

Question 4

What if your plans change?

Resale rules on off plan units, financing before handover, and the test every buyer should pass.

Three checks on the property

Check A

The developer

Escrow, delivery record, certified construction progress and your DLD registration.

Check B

Resale demand

How many similar units will be for sale when you want to sell, and how to stand out.

Check C

Your exit

Ready or off plan, judged by the exit you can see today rather than the one you hope for.
