DUBAI ROADSHOW CALIFORNIA 2026 · STOP 01 OF 04
Pendry Newport Beach, Saturday October 3, 2026. A full day, fifteen investors, six UAE developers, and no pitch from the stage.
Fifteen people. That number is deliberate. Cresco does not fill a ballroom. Every attendee was qualified in advance by our team on budget, intent, whether they had invested in Dubai before, what they are looking for, area of interest, property type and size. The result is a room where every conversation is a real one and the developers across the table know it. Attendance was by invitation and registration, and the same standard applies to San Francisco on October 17 and Beverly Hills on October 24.
Six UAE developers joined us for one to one sessions through the day: Ellington Properties, Almal Real Estate Development with projects in Ras Al Khaimah, Bali and villas at La Mer in Dubai, Tonino Lamborghini branded residences, Binghatti, Emaar and Damac. Cresco presented the market from the Dubai Land Department register, in dollars, with the method on the slide.
The questions in Orange County were about structure: how a Californian holds title in Dubai, what the Golden Visa threshold is, how rent is collected from Los Angeles, and what the service charges really are on a branded residence. Nobody in the room asked whether the market was safe. One week later in San Diego every single person did, and that difference is the story of October 2026.
That the market dropped in 2026 and that it was bad: third quarter sales 38% below 2025 and prices 5% to 15% lower, per Cavendish Maxwell and S&P. That it has stopped falling, with six flat weeks on the register. That a correction over the next two to three years is possible and should be planned for. That we will not promise 2030; we show what is dated for it. And that the register is public, so check everything we say. The written version with sources is here.

Dubai Land Department register, sales of residential units at or above AED 500 per square foot, dollars at the pegged rate of 3.6725. Read the comparison that got the most reaction: a Dubai three bedroom is the size of the median American home.
