The short answer

What does Dubai Hills Estate cost an American buyer?

  • Dubai Hills Estate is a 2,700 acre freehold community by Emaar, between Downtown Dubai and Dubai Marina.
  • Over the last 12 months the average registered apartment sale was about AED 2.53 million, roughly $688,000.
  • The average villa sale was about AED 14.79 million, roughly $4.03 million.
  • Americans can buy in their own name, and the average apartment is above the AED 2 million line for a property Golden Visa.

What Dubai Hills Estate is

Emaar and Meraas announced the joint venture behind Dubai Hills Estate in June 2013, as Emirates 24|7 reported at the time. Emaar now describes it as a 2,700 acre community built around an 18 hole championship golf course.

What sits inside, according to Emaar:

Emaar quotes about 15 minutes to Downtown Dubai, 20 minutes to Dubai Marina and 25 minutes to Dubai International Airport. There is no metro station inside the community. The nearest are Equiti and Mall of the Emirates, so plan on driving.

What it costs in US dollars

These are registered sales from the Dubai Land Department, as shown on Property Finder for the last 12 months (apartments, villas). They are averages across every size and project, so a single unit can sit well above or below them.

TypeAverage saleIn US dollarsPer square footSales
ApartmentsAED 2,526,678about $688,000AED 2,403 (about $654)2,198
VillasAED 14,785,594about $4.03 millionAED 2,363 (about $643)293

Two things stand out.

First, apartments and villas trade at almost the same price per square foot. You pay for size, not a big villa premium per foot.

Second, apartments made up most of the sales: 2,198 against 293 villas. If you want a property that is easy to resell, that is where the buyers are.

For context, the median price across all Dubai sales in August 2026 was AED 1,681 per square foot, according to fäm Properties analysis of Dubai Land Department records. That is a different measure and a different period, so treat the gap as a rough guide. It still tells you Dubai Hills sits well above the city as a whole.

What it rents for

Over the same 12 months, the average new lease in Dubai Hills Estate was about AED 218,879 a year, roughly $59,600, across all property types, per Property Finder. Renewals averaged about AED 193,756, roughly $52,800. That gap matters: new tenants pay more than tenants who renew.

Property Finder puts the average gross rental yield on apartments at about 6.06%. That is before service charges, maintenance, management fees and empty months. Net yield will be lower. Ask for the service charge of the specific building before you compare.

The Golden Visa angle

The Dubai Land Department says property bought for AED 2 million or more can support an investor Golden Visa. A mortgaged property can qualify, with a bank letter showing what has been paid. The average Dubai Hills apartment sits above that line. A smaller apartment may not. Check the exact purchase value of any unit you are relying on for residency.

Who it suits, and who it does not

It suits buyers who want a finished, family focused community with schools, a hospital, a mall and green space in one place. It suits long holds, because the infrastructure is already built.

It suits less buyers who want a cheap entry point or rely on the metro. Prices are well above the Dubai median, and the community is car based.

Five questions to ask before you buy here

Dubai Hills Estate is large, and buildings inside it differ a lot. Before you commit to a unit, get written answers to these:

  1. What is the service charge for this building, per square foot, this year?
  2. Is it ready? If not, when is handover, and how much is still owed to the developer?
  3. What did similar units register for in the same building over the last six months? Registered sales, not asking prices.
  4. How many similar units are listed now in the same building? That is your competition when you sell.
  5. What is the rent history for this unit or this layout, and does it come with a tenant?

If a seller or agent cannot answer these, slow down. Every one of them can be checked.

How an American buys here

  1. Decide ready or off plan. Ready units can be rented from completion. Off plan units are paid in instalments to a registered escrow account. Our guide on off plan or ready for American buyers walks through it.
  2. Check the building, not just the community. Service charges, view and floor change the numbers more than the brochure does.
  3. Budget the 4% Dubai Land Department transfer fee on top of the price.
  4. Buy in person or remotely. You can sign with a power of attorney. See buying Dubai property from the USA with a power of attorney.
  5. Plan the US side. Rent is reportable on your US return, and foreign accounts above $10,000 combined need an FBAR. See US tax reporting on Dubai rental income.

Method and limits

This is general information, not investment, tax or legal advice. Averages mix every project, size and view in the community, so treat them as a guide to the market, not a price for a specific unit. Rental yield is gross, before costs. We checked these figures on 6 November 2026.
