Buildings and land were 39.7 per cent of every dirham spent on Dubai property last month and almost nobody writes about them.
The median whole residential building sold in Dubai last month went for $953,029. The median existing home sold in America went for $429,100. Two American houses buys you an entire building.
Americans researching Dubai property almost always end up looking at apartments. That is the smallest thing the market sells and it is not where most of the money goes.

Buildings and land were 12.7 per cent of the deals and 39.7 per cent of the money. Almost forty cents in every dirham spent on Dubai property last month did not buy an apartment.

The US figure is the National Association of Realtors median existing home sale price for August 2026, $429,100, up 1.6 per cent from $422,400 a year earlier. That is sold data, not asking prices. The Dubai figures are registered sale values from the Dubai Land Department for the same month. Both are actual transactions, which is the only fair way to compare.
In the freehold areas, yes. Foreign nationals can own freehold property outright in Dubai, and that is not limited to apartments.

87.7 per cent of building sales and 89.4 per cent of land sales were freehold. The rest were non freehold, where ownership works differently and is generally not open to foreign buyers on the same terms. Check the status of the specific plot before anything else.

Eight in ten whole buildings traded between $486,481 and $1,688,223. That is the range a US buyer should have in mind, and it overlaps heavily with what a single family home costs in an expensive American metro.
These are not the districts an American has heard of. The building sales concentrate in Al Yelayiss 1, Madinat Al Mataar, Dubai Investment Park First and Al Hebiah Sixth. The land sales concentrate in Al Yufrah 1, Al Hebiah Fifth and Madinat Hind 4.
None of those are Downtown, the Marina or the Palm. They are the outer growth corridors, largely around the Al Maktoum airport and the Dubai South expansion. If you are picturing a building on Sheikh Zayed Road for $953,029, adjust the picture.
Dubai figures come from the Dubai Land Department transaction register for August 2026, filtered to Sales. Property type is the register PROP_TYPE_EN field: Unit, Building or Land. Medians throughout, never averages. Dollar conversions use the pegged rate of 3.6725 dirhams to the dollar, which has held since 1997. The US figure is the National Association of Realtors existing home sales report for August 2026.
Stated limits. One month of Dubai data, so this is a level and not a trend. Registered value is the declared transaction value, not an appraisal. Four building sales registered below AED 500,000 look like transfers rather than market trades, and they sit inside the 684 count but do not move the median. A Dubai whole building and a US single family home are different assets and we are comparing prices, not equivalence. We are a brokerage, not tax or legal advisers.
