A Dubai home costs about a quarter less than an American one and roughly seventy per cent more per square foot. Both statements are true in the same month. Here is the arithmetic and the catch.
In August 2026 the median Dubai home that was already built sold for $321,307. The median American home sold for $429,100. Dubai looks like the cheaper market by about a quarter.
In the same month, the median Dubai home was 865 square feet and the median American home was 1,833 square feet. Per square foot, Dubai was the more expensive of the two by about seventy per cent.
Both of those are correct. If you only read the first one you will make a bad decision. This page shows the whole comparison and states exactly where the numbers come from, because most Dubai versus America comparisons quietly compare a Dubai apartment to an American house.

Dubai is 25.1 per cent cheaper per home, 70.0 per cent more expensive per square foot, and 52.8 per cent smaller. The price gap and the size gap are the same fact seen from two directions.
Take the median American home at 1,833 square feet. Build the same floor area in Dubai at the Dubai median of $381 per square foot and it costs $697,887.
That is roughly $268,787 more than the American median, not less. Dubai is not a discount on American housing. It is a different product at a different size, and the headline price gap is mostly the size difference.
The reason is simple and it is worth saying plainly. The American median is dominated by single family houses with land. The Dubai median is dominated by apartments in towers. A one bedroom in Business Bay and a three bedroom house in Ohio are not the same purchase, and no exchange rate makes them one.

If you want the closest thing to an American starter home, the Dubai equivalent in floor area is a three bedroom apartment at a median of $871,341 and 1,882 square feet. Still smaller than the American median, and still not a house.
72.8 per cent of Dubai home sales in August were off plan, meaning the building was not finished. That is 7,366 of the 10,123 home sales in the month.
The American figure we are comparing against is existing home sales. It contains no unbuilt property at all. So we excluded Dubai off plan from the comparison above. Almost nobody does this, and it matters, because off plan in Dubai sells at a higher price per square foot than ready stock, $475 against $381.
If we had left off plan in, Dubai would look even more expensive per square foot and the comparison would be measuring two different things.
Dubai. The Dubai Land Department transaction register for August 2026, 15,955 rows. We take GROUP_EN = Sales and PROP_TYPE_EN = Unit, then split by IS_OFFPLAN_EN and use Ready only. Registered area converts at 10.7639 square feet per square metre. Dirhams convert at the peg of 3.6725 to the dollar.
United States. Median existing home sale price of $429,100 for August 2026 from the National Association of Realtors, which also reported a 1.6 per cent rise on $422,400 a year earlier and a seasonally adjusted annual rate of 3.98 million sales. Median home size of 1,833 square feet and median listing price of $224 per square foot for August 2026 from the Federal Reserve Bank of St. Louis FRED series MEDSQUFEEUS and MEDLISPRIPERSQUFEEUS.
The limit, stated rather than buried. The American size and price per square foot figures are listing data, what sellers are asking. The American median sale price is sold data. The Dubai figures are all sold and registered. Mixing asking and sold is not ideal and we are telling you we did it, because no sold price per square foot series is published nationally in the United States. Asking prices in the US have generally run above sold prices, which means the true Dubai premium per square foot is probably larger than 70.0 per cent, not smaller.
Per home, yes. The median Dubai ready home sold for $321,307 in August 2026 against a US median of $429,100. Per square foot, no. Dubai was $381 against $224 in the US, about 70.0 per cent more.
The median ready home sold in August 2026 was 865 square feet. The median American home was 1,833 square feet, about 112 per cent larger.
Yes. There is no restriction on American citizens owning freehold property in Dubai designated freehold areas, and no residency requirement to buy. The US tax reporting obligations continue regardless.
Because the American figure is existing homes only. 72.8 per cent of Dubai home sales in August were off plan. Including them would compare unbuilt Dubai property to finished American property.
