$1.08 Billion of Dubai Property Changed Hands With No Buyer

Gifted homes are 30.8 per cent bigger than sold homes, and the declared values are close to market. Here is what the register shows and where the US reporting line sits.

$1,081,375,283 of Dubai property changed owner last month without anyone buying it. 620 registered gift transfers, moving property from one person to another with no purchase price paid.

If you are an American with family in the Gulf, or you own something in Dubai and are thinking about how it passes on, this is the part of the market nobody writes about in dollars.

What a gift transfer is

The Dubai Land Department records three kinds of transaction. Sales, mortgages, and gifts. A gift is a registered transfer of ownership with no sale price. It is a normal, documented procedure, not a loophole.

442 were apartments or villas, 125 were land plots and 53 were whole buildings. 93.1 per cent were freehold, which is the ownership type open to foreign nationals.

The gifted home is 30.8 per cent bigger than the sold home. But the price per square foot is only 6.9 per cent apart.

That second number is the one that matters for an American reader. If these were nominal transfers, a token dollar to move a deed, the rate per square foot would collapse. It does not. The declared values sit close to market, which means a Dubai gift transfer is recorded at a real number, not a symbolic one.

Three bedroom homes are 13.8 per cent of gifts and 4.8 per cent of sales. Studios run the other way, 37.7 per cent of sales and 17.6 per cent of gifts.

Only 19.5 per cent of gifts were off plan against 67.1 per cent of sales. People do not gift a construction contract. They gift a finished home with a key in it.

The US reporting question

This is where Americans need to be careful, and where we are going to be precise about what we do and do not know.

A US person who receives a gift from a nonresident alien individual or a foreign estate must report it to the IRS on Form 3520 once the total exceeds $100,000 in a tax year. For gifts from foreign corporations or partnerships the threshold is far lower, $20,573 for 2026, and it is adjusted every year for inflation.

Reporting is not the same as paying tax. Form 3520 is an information return. Whether any US tax is owed, and by whom, depends on facts we cannot see from a property register, including where the asset sits, who the donor is and your own filing position.

Method and limits

Dubai figures come from the Dubai Land Department transaction register for August 2026, 15,955 rows. Gifts are rows where the transaction group is Gifts. Medians throughout, never averages. Dollar conversions use the pegged rate of 3.6725 dirhams to the dollar. The size and per square foot comparison uses residential homes with a bedroom count recorded and screens out rows below AED 500 per square foot on both sides, which gives 363 gifts and 9,553 sales. US reporting thresholds are as published by the Internal Revenue Service.

Stated limits. One month, so this is a snapshot and not a trend. The register does not tell us the relationship between the parties, so we cannot say which transfers are family, which are corporate restructuring and which are something else. Registered value is the declared value, not an appraisal. Nothing here is tax, legal or investment advice, and thresholds change, so verify the current figures with the IRS or your own adviser before you act.
