Check a Dubai Developer Before You Buy

Every project the Dubai Land Department registered in 2026, with the one thing that protects your money: whether it has a regulator-controlled escrow account.

Before you send money to a Dubai developer, there is one check that takes ten seconds and almost no American buyer knows to make. This page runs it for you, on every project the Dubai Land Department registered in 2026.

When you buy off-plan in Dubai you are wiring money for something that does not exist yet. The protection you are relying on is an escrow account. Dubai law requires a developer selling off-plan to hold buyer money in a regulator-controlled escrow account, released against construction progress rather than paid straight to the developer.

So the first question is not how good the render looks. It is whether the project has that account.

What the escrow split actually tells you

Every one of the 243 active projects has an escrow account. Seven of the 79 pending projects do.

That is not a scandal, it is the system working. A project reaches active status when it is cleared to sell, and the escrow account is part of being cleared. A pending project has not got there yet.

Which gives you the test. If somebody is selling you units in a project that is still pending and has no escrow account, they are selling something they are not yet cleared to sell. That is the single most useful thing on this page.

The second check nobody makes

Look at the build percentage, then look at the date beside it.

Of the 243 active projects, 147 recorded 0.00 per cent complete at their last inspection. Those projects carry 49,455 homes and $11.20 billion of declared value. Thirty active projects are due to complete in 2027, and twenty of those thirty are at 0.00 per cent. Separately, 88 active projects were last inspected more than six months ago.

Read this carefully, because it is easy to get wrong. Zero per cent does not mean nothing is being built. It means that on the date shown in the inspection column, the regulator recorded no completed progress. Many of those inspection dates are months old and construction moves fast.

That is exactly why this table shows the inspection date next to every percentage and flags anything older than six months. A build percentage without its date is a number you cannot use. Ask the developer for a current figure, and ask when the regulator last inspected.

How to use this before you buy

What this page is not. It is not a rating, a recommendation, or a warning about any named developer. A project can sit at zero per cent for entirely ordinary reasons, and a stale inspection date says more about inspection scheduling than about the builder. Everything here is the regulator's own record, reproduced so you can ask better questions.

What it does not cover. This export contains projects with a 2026 registration start date, so an older project already under construction will not appear. The full historic register is next.
