The third quarter closed with Manhattan at a record median, California cooling, Miami split down the middle and Dubai doing more transactions than the other three combined. Here is the quarter in registered numbers, with a source on every figure and the arithmetic your broker leaves out.

Sources: Windmills via Khaleej Times, Springfield via Arabian Business, C.A.R. September 2026, MIAMI REALTORS September 2026, Corcoran Manhattan 3Q 2026. September figures stand in for the quarter where quarterly data is not published.
The statewide median was $899,720 in September, up 1.7% on the year, while closed sales fell 6.5% to an annualized 260,410, per the California Association of Realtors. Los Angeles County crossed back near the million mark at $994,670. Inventory sits at 3.7 months and the 30 year rate averaged 6.86% in September.
Read those together and you get the California story of 2026: prices that will not fall and payments that buyers will not accept. A buyer at the LA median with 20% down borrows about $795,700, and at 6.86% that is roughly $5,220 a month before property tax and insurance. C.A.R.'s own economist expects further softening in sales, not prices.
Single family Miami Dade is still rising: a $692,000 median in September, up 4.1% on the year, on 5.1 months of supply, per MIAMI REALTORS. Condos are the opposite market: a $417,090 median, down 0.7%, on 12.3 months of supply, which is deep buyer's market territory. Cash paid for 38.3% of closings and international buyers took 49% of new construction and condo conversion sales in the 18 months to July 2025.
At the top the records keep falling: 24 sales above $30 million closed in the first nine months of 2026, already past the full year record of 21 set in 2025, per MIAMI REALTORS. The market Americans compare with Dubai most often is also the one that behaves most like it: internationally funded, cash heavy and strongest at the top.
Manhattan's median hit $1,250,000 in Q3, a third quarter record, up 4% on the year, with 3,625 closed sales, up 9%, at an average $1,751 per square foot, per Corcoran. Active listings fell to 6,354, the lowest third quarter supply since 2017, and sales above $3 million took 19% of the market.
Manhattan is the clearest case in America of what scarce supply does when demand returns: prices set records even with mortgages above 6.8%, because the marginal buyer there is least dependent on a mortgage.
Dubai transacted roughly AED 141 billion, about $38 billion, in sales and mortgage registrations in Q3, per Windmills Group. Sales alone were $24.7 billion across 36,738 deals, per Springfield data. Apartments averaged about $488 per square foot and villas $603. 84% of deals closed under AED 3 million, about $817,000, and gross yields averaged 7.7% on apartments and 7.0% on villas.
The comparison that matters: a Manhattan square foot costs about 3.6 Dubai square feet. The California median buys a Dubai apartment outright with $80,000 left over. And the yield on that apartment runs above what a US buyer now pays to borrow in America. Every sale price is public in the DLD register, the dirham is pegged at 3.6725 and there is no annual property tax; a 4% transfer fee is paid once. Property at AED 2 million, about $545,000, can qualify for the 10 year Golden Visa.
City by city detail sits in our comparisons: Dubai vs Los Angeles, Dubai vs Miami and Dubai vs New York.
In Q3 2026 Manhattan averaged $1,751 per square foot with a record $1,250,000 median, while Dubai apartments averaged about $488 per square foot. One Manhattan square foot buys about 3.6 square feet in Dubai.
The statewide median was $899,720, up 1.7% on the year, while sales fell 6.5% to an annualized 260,410. Inventory was 3.7 months and the 30 year rate averaged 6.86%, per the California Association of Realtors.
For condos, largely yes: the September median fell 0.7% to $417,090 on 12.3 months of supply. Single family is still a seller's side market at a $692,000 median, up 4.1%, on 5.1 months of supply.
Roughly AED 141 billion, about $38 billion, in combined sales and mortgage transactions, with sales alone at $24.7 billion across 36,738 deals. 84% of deals closed under about $817,000.
Dubai, on gross figures: about 7.7% on apartments and 7.0% on villas, against US borrowing costs near 7%. Gross is not net anywhere; service charges, management, vacancy and US tax all narrow the gap.
Four sources, four methodologies. Dubai figures come from Windmills Group and Springfield Properties as published in October 2026. California figures are the California Association of Realtors September 2026 release. Miami figures are MIAMI REALTORS September 2026 statistics. Manhattan figures are Corcoran’s 3Q 2026 report. Each organisation counts its own market its own way, so compare directions and magnitudes, not decimals.
September stands in for the quarter where a market publishes monthly rather than quarterly. Medians are not averages and a median move is not the move of any one property.
This is not investment, tax or legal advice. It is published data with the sources named so you can check each one. Verify every figure against the issuing organisation and take advice from your own CPA and attorney before you transact.
