CRESCO INTELLIGENCE · VILLAS
The median villa sold for $930,300. Here is what $500,000, $1 million and more buys, community by community.
Short answer: the median villa or townhouse in Dubai sold for AED 3.417 million, about $930,300, across 1,041 sales registered between September 1 and October 11, 2026. The middle half of the market sold between AED 2.4 million ($653,500) and AED 4.625 million ($1.26 million). Under $500,000 buys a townhouse in newer communities on the city's southern edge. Around $1 million buys a family villa in an established master plan.

ValuStrat reported Dubai villa values up 5% in the first five months of 2026 while apartment values were down 1.4% over the year to May. Two things explain it. About 80% of the scheduled pipeline is apartments, according to Cushman & Wakefield Core. And new villa launches fell about 78% in the first half of 2026. Less new supply in a segment usually means firmer prices in that segment.
If you want a villa to live in, buy ready in an established community and pay for certainty. If you are buying off plan to rent out, the southern townhouses are the cheapest entry but the slowest to mature. Compare both against our off plan vs ready analysis and see how gated community living works.
