What Dubai Actually Costs, by Price Band

Every registered Dubai apartment sale in August 2026, sorted into US dollar price bands. Three quarters of the market traded under $500,000.

Americans arrive at Dubai expecting a luxury market. The marketing they have seen is the Palm, the Burj, the branded residence with the private pool. So the first question is usually some version of whether two million dollars is enough.

The register says something different. We took every apartment sale registered with the Dubai Land Department in August 2026, converted each one to US dollars at the fixed peg of 3.6725, and sorted them into bands. That is 9,971 qualifying sales.

76.3 percent of them settled under $500,000. 40.7 percent settled under $250,000. Only 5.9 percent crossed a million dollars.

The last band is luxury as Dubai defines it. AED 10 million, which is $2,722,941 at the peg.

One percent of the sales, fifteen percent of the money

Read the last two columns together, because that is where the useful information sits.

The 116 sales above $2.72m are 1.2 percent of transactions and 15.4 percent of the value. The 116 most expensive apartments in the month moved almost as much money as the 3,408 sales in the $150,000 to $250,000 band, which is 29 times as many transactions.

This is why headline averages mislead. Every published Dubai average price is being pulled upward by a very small number of very large sales. The median is the honest number and the distribution is the honest picture.

What each budget actually buys

We took three round American budgets and looked at what registered around each one. These are actual settled sales, not listings.

$250,000

Looking at registered sales between $200,000 and $300,000, there were 1,951 of them. Median size 640 square feet at $412 per square foot. 55 percent were one bedroom apartments and 38 percent were studios.

The volume landed in Jumeirah Village Circle, Madinat Al Mataar, City of Arabia, Dubai Land Residence Complex and Jabal Ali Industrial Second. These are not the communities in the brochures. They are where the market actually transacts.

$500,000

Between $450,000 and $550,000 there were 707 registered sales. Median size 1,066 square feet at $469 per square foot. 52 percent were two bedrooms and 35 percent were one bedrooms.

Madinat Al Mataar and Business Bay led, followed by Jabal Ali First, Jumeirah Village Circle and Al Hebiah Fifth. Half a million dollars moves you from the volume communities into the lower edge of the recognisable ones.

$1,000,000

Between $900,000 and $1,100,000 there were 242 registered sales. Median size 1,447 square feet at $701 per square foot. 63 percent were two bedrooms and 20 percent were three bedrooms.

Al Khairan First, Burj Khalifa, Dubai Marina, Business Bay and Al Thanyah Fifth. At a million dollars you are buying in Downtown or the Marina, and you are buying roughly 1,400 square feet, not a penthouse.

Around 7 percent of records in the two higher bands carry no bedroom label in the register. We have not guessed at those.

Why the perception is wrong

The gap between what Dubai advertises and what Dubai registers is not an accident. Marketing budgets sit on the expensive end because that is where the commission is. The Palm gets photographed. Madinat Al Mataar does not.

But Madinat Al Mataar registered 1,727 apartment sales in August. Palm Jumeirah registered 56. If you want to know what Dubai is, look at where the transactions are, not where the drone footage is.

What this means if you are buying from the United States

Three things follow from the distribution, and they are not all comfortable.

Your money goes further than you were told. If your budget is $400,000 you are not at the bottom of this market. You are above the median, in the largest band, with real choice.

The cheap end is thin on space, not just price. The median under $250,000 is 381 square feet. That is a studio. Low entry prices in Dubai are frequently low because the unit is small, not because the location is a bargain.

Liquidity is not evenly spread. The volume bands have thousands of comparable sales a month. The million dollar plus bands have a few hundred. If you buy at the top you are buying into a market where your eventual exit depends on a much smaller pool of buyers. Method

Source is the Dubai Land Department open data portal. We took registered transactions for 1 to 31 August 2026, kept sales only, kept apartments and residential units only, and excluded mortgage registrations and gift transfers because they are not arms length sales.

We then removed records with a value under AED 100,000, a size under 150 square feet, or an implied price per square foot outside AED 200 to AED 20,000. Those are data entry artefacts rather than real transactions. That left 9,971 sales.

Sizes convert from square metres at 10.7639 square feet per square metre. Dirhams convert at the fixed peg of 3.6725, unchanged since 1997. Bands are set in dollars and applied to the converted value.
