Dubai Property Roadshow, San Diego: What Fifteen Qualified Investors Asked Us

Fairmont Grand Del Mar, Saturday October 10, 2026. A full day, fifteen investors, six UAE developers, and no pitch from the stage.

Who was in the room

Fifteen people. That number is deliberate. Cresco does not fill a ballroom. Every attendee was qualified in advance by our team on budget, intent, whether they had invested in Dubai before, what they are looking for, area of interest, property type and size. The result is a room where every conversation is a real one and the developers across the table know it. Attendance was by invitation and registration, and the same standard applies to San Francisco on October 17 and Beverly Hills on October 24.

Who presented

Six UAE developers joined us for one to one sessions through the day: Ellington Properties, Almal Real Estate Development with projects in Ras Al Khaimah, Bali and villas at La Mer in Dubai, Tonino Lamborghini branded residences, Binghatti, Emaar and Damac. Cresco presented the market from the Dubai Land Department register, in dollars, with the method on the slide.

What was asked

Every person in the room asked a version of the same question: is it safe to invest in Dubai with a war going on. Then the follow ups. Will the new supply stall the market. Will it crash like 2008. What about Saudi Arabia being attacked. We answered with the Dubai Land Department register in the room, including the numbers that hurt, and we have written the full answers up with every source so that anyone who was not there can check them: Is It Safe to Invest in Dubai Right Now? The Seven Questions Californians Asked Us in San Diego.

What we told everyone, at every stop

That the market dropped in 2026 and that it was bad: third quarter sales 38% below 2025 and prices 5% to 15% lower, per Cavendish Maxwell and S&P. That it has stopped falling, with six flat weeks on the register. That a correction over the next two to three years is possible and should be planned for. That we will not promise 2030; we show what is dated for it. And that the register is public, so check everything we say. The written version with sources is here.
