Dubai sells a lot of buildings with a gym in the basement. KORE by Imtiaz is one of the few where the training and recovery spaces were drawn first and the apartments were fitted around them. For an American buyer looking at Dubai for the first time this matters for a practical reason, not a lifestyle one. Amenity depth is what keeps a tenant renewing, and tenant renewal is what protects your yield in a city that delivers tens of thousands of new units a year.

KORE is a thirteen storey residential building over three podium levels in Dubailand Residence Complex. Around 300 apartments. Studios, one bedrooms and two bedrooms. Every unit is handed over furnished. Completion is scheduled for the fourth quarter of 2028.
Here are the entry numbers in dollars. The dirham is pegged to the US dollar at 3.6725 so these figures do not move with currency markets.

A furnished studio in a major world city for under 190,000 dollars is the headline. Read the square footage before you get excited. A 406 sq ft studio is small by American standards. It is normal by Dubai standards and it is what the rental market there absorbs fastest.
American buyers often skip past this. The UAE dirham has been fixed to the dollar since 1997. Your purchase price, your payment plan instalments and your rental income all sit in a currency that tracks the dollar. You are not taking a foreign exchange position on top of a property position.
The gym at KORE is not a token room. The signature floor is called Raw Theory and it runs to 3,200 square feet, designed with Technogym. Imtiaz states it is three times the size of what a building like this normally provides. Across the building there are fifty machines covering cardio, free weights, functional training and mobility work.

There is a padel court in the building with no booking app and no waitlist. There is a coworking room open around the clock. There is a working kitchen garden on a terrace. There is a staircase with the calorie cost printed on each tread.

Add those up and you get a building a young professional renter does not want to leave. That is the whole investment case in one sentence. Vacancy and turnover cost far more than people model, and amenity depth is the cheapest defence against both.

The address is Dubailand Residence Complex. On a map that looks peripheral. The drive times tell a different story.

Meydan Racecourse, Meydan Golf, the Meydan Cycling Track and Wellfit Meydan are all about fifteen minutes away. Downtown Dubai, Business Bay, the Dubai Design District and Dubai International Airport are all about twenty minutes.
Meydan itself trades at a large premium to Dubailand. You are paying a Dubailand entry price and renting to someone who commutes like they live in Meydan. That gap is the reason this postcode has absorbed so much new supply.
Yes. KORE is in a freehold zone. You own the apartment and your name goes on a Dubai Land Department title deed. There is no local partner requirement and no residency requirement to buy.
No. Off plan purchases are routinely completed remotely. We handle the reservation, the sale and purchase agreement and the Dubai Land Department registration while you sign electronically.
Budget 4 percent for the Dubai Land Department registration plus a small administration charge. There is no annual property tax in Dubai. There is a service charge once the building is handed over and we will give you the projected rate in writing before you commit.
Dubai requires developers to place off plan buyer payments into a project escrow account regulated by the Dubai Land Department. The developer cannot draw from it freely. We confirm escrow registration on any project we sell before we take a client in. We can confirm in writing whether a given project is escrow registered.
Rental income and gains from foreign property are generally reportable to the IRS, and foreign accounts may trigger FBAR and FATCA filings. We are a real estate brokerage and not tax advisors. Speak to a US CPA with cross border experience before you buy. We are happy to introduce you to one.

It is off plan with a 2028 completion. That is three years of construction risk and three years before a single dirham of rent. If you need income now this is the wrong product.
Dubailand is a high supply district. A lot of towers are being built around this one. The amenity package is what should separate KORE from them, but the competition for tenants in 2028 will be real.
The units are small. 406 square feet is a studio in the true sense. Visit a comparable Dubai unit or look at the floor plan carefully before you decide.
This project is widely marketed. KORE is not an exclusive. Dozens of agencies are advertising it. That means you should compare what each one actually gives you. We give you the developer brochure, the floor plan set, written escrow confirmation and a named point of contact. Many do not.
